New Construction Homes For Sale in Woodbury Minnesota are beautiful.  Depending on what you like they have it.  There are several different developments and several different Woodbury Home Builders for you to choose from.  With so many options, how does one decide?  Let’s find out.

Woodbury Realtors Dale Frisch Talks About 3 Stages of Buying or Building A New Construction Home in Woodbury MN.

Stage 1.  Your approved to build your new home while still living in your old home.  This is a great position to be in since it limits the stress of building.  When it comes to building, it can be stressful and we want as little amount of stress during this process.  Being able to afford both allows you to take your time in building and think about things you want.  This will save you money because the less changes you make the faster and cheaper it will be.  If the builder has to change something that they have ordered it cost money to return or redo items on the home.

Stage 2. Your approved but you have to sell first. This can be a little stressful since there is a unknown factor.  The unknown factor is how long do you have to live in a rental or with family for the home to be built.  With weather and other unpredictable events it may take longer than expected to finish your home putting stress on you and your family.  The good news is that selling right now can net you a lot of money to build with and if you ever dreamed of owning a new home this is good opportunity.

Stage 3.  Your approved to build with selling but your not getting what you want.  This is the hardest stage.  The reason why is that you can get a very nice home but your even through your approved, you can’t get what you want.  Even through the price of homes have gone up for you to sell, the lots to build on has gone up also.  How to get around this is just accept that it is not in the cards for you to have a new construction home right now.  This not a bad thing since you can actually get a better deal on some pre-owned homes.

Building is great and don’t get us wrong on this.  The problem we see is your paying top dollar.  If you can afford to pay top dollar because you have put yourself in a position where money flows freely, then heck yes you should build.

If your not in a position to get all that you want in new construction, then there is an opportunity for you.  New Construction has changed since 2004.  Yes the wall color is grey and the floors are dark and the trim is white in all the homes but that is not the biggest part.  They’re building homes smaller.  What happen was they were building big McMansion when the money was following in 2004 to 2008. These homes may have not had the most recent trim or hardwood combo’s but they were big homes.

Pulte used to build a 2 story great room in their homes and minimum 3000 sqft above ground.  What happen is the 2008 crash happened and they had to build homes smaller to keep cost down.  As the market went up the lot prices went up and so did the building materials keeping the house still small.

Depending on what you like, you can buy an 2004 through 2008 home and get more home for your buck.  Yes you may have to update it but since your selling for top dollar and buying a pre-owned home in the competitive new construction arena you should be able to get a better price.
