Hey — Dale here with Woodbury Real Estate Group. This video is my Pick of the Week for Cottage Grove, Minnesota, and I’m walking through two different “styles” of options buyers are seeing right now:
- New construction single-family options (with a monthly association fee)
- A $459K resale home that I like as the best overall “pick” this week for Cottage Grove
And I’ll also compare it to my Woodbury Pick of the Week so you can see where the value shifts between the two cities.
First: The New Construction Option (And the HOA Fee Problem)
One home that immediately catches attention is a newer build / newer-style home that looks great inside:
- nice island
- clean finishes
- strong “move-in ready” vibe
But the thing that jumps out is:
✅ $142/month association fee
for lawn care and sanitation (and you’d expect snow removal too).
Here’s my issue with that:
- For a townhome, HOA fees make sense (roof, exterior maintenance, shared areas, snow, trash, etc.)
- For a single-family home, fees like this can feel unnecessary and can make the payment harder to justify
Location factor
The other thing is where it sits — it’s farther down in Cottage Grove, away from the main retail pockets. So if you’re someone who wants quick access to the shopping corridors, this location may feel “out there.”
So yes — new construction can be appealing, but that monthly fee + the location are the two biggest drawbacks.

My Actual Pick of the Week: $459K in the Meadow Grass Area (Off 70th)
My favorite pick this week is the $459,000 home located around the Meadow Grass area off 70th.
A key detail for families:
- This one is in Park (not East Ridge)
- You mentioned you’d prefer an option that lands in the East Ridge side, but for the week’s “best pick,” this one still wins on overall value and usability
It’s also near areas like Timber Ridge Estates, where you’ll see plenty of homes — and on the other side of the pricing spectrum, you’re often talking much higher numbers (into the $700Ks in certain pockets depending on the home).
Quick details that make it stand out
- Price: $459K
- Days on market: 1 day (fresh listing)
- Bedrooms/Baths: roughly 3 bed / 3 bath
- Style: a modified two-story
What “Modified Two-Story” Means (In Plain English)
When you first hear “modified two-story,” it can sound confusing.
But it usually means:
- you get some two-story layout
- but you don’t get full square footage above areas like the garage (it’s not a full “box” second level across everything)
So it lives a bit differently than a full two-story, and the square footage distribution is different.

Layout Notes: The Fireplace / Dining Room Weirdness
You pointed out something I agree with: the layout feels flipped.
It looks like:
- the area with the fireplace is functioning like a dining space (which is unusual unless it’s a much older historic home)
- and the other area is functioning like the living room
If it were me, I’d consider:
- placing the dining table in the more “dining-friendly” space
- making the fireplace area the true living room hangout
- and treating the other space as a formal vs informal setup (two living areas is a plus if arranged correctly)
The good news is the home has:
- nicely painted walls
- newer cabinets
- overall “clean” presentation
So the layout isn’t a deal breaker — it’s just something to think about for function.
The Honest Comparison: Cottage Grove $459K vs. Woodbury $479K
This is where the value conversation gets real.
You compared this Cottage Grove pick ($459K) to the Woodbury pick you did ($479K), and your conclusion was spot-on:
At $479K in Woodbury, you’re getting much more house:
- about 3,100 finished sq ft
- finished basement
- 5 bedrooms / 4 baths
- legal egress bedroom downstairs (perfect teen / guest / home office setup)
- bigger “long-term resale” appeal because of bedroom count + finished lower level
So while the Cottage Grove $459K is a strong pick for that market this week, the Woodbury $479K is a bigger value punch if someone is choosing purely based on house-for-the-money.

HOA Fees: The “Payment Trap” Buyers Should Watch
One of the most important lessons in this video is how monthly fees change affordability.
- The new construction single-family option with $142/month HOA makes the payment heavier
- And even in Woodbury, some neighborhoods with pools can have fees (example noted around $190/month) — but at least there’s a clear amenity benefit like a pool
Your point is the one buyers should remember:
✅ HOAs are fine when they maintain shared assets and amenities.
✅ But they can feel unnecessary on single-family homes when you’re basically paying for lawn care + trash.
Bottom Line
Here are the two picks and how to think about them:
Cottage Grove Pick of the Week
✅ $459K Meadow Grass area (off 70th)
- great “fresh listing” value
- clean condition, solid layout, 3/3-ish setup
- Park school path
- good option if you want Cottage Grove pricing without jumping into HOA-heavy new construction
The New Construction Temptation
⚠️ Looks great, but watch:
- $142/month HOA
- location farther from retail
- payment creep over time
And the truth about value…
If someone is flexible between Cottage Grove and Woodbury, the Woodbury $479K pick offers more total house and long-term flexibility — especially with the finished basement and extra bedrooms.
