Should you buy or build a luxury Home?

This is a question every Luxury Home Buyer in Minnesota may have to face?

Home buyers that are in the luxury Home/ Custom Home bracket have a lot of options when it comes to Buying or building a Custom Luxury Home in the Twin Cities. Their options do become more limited in the city compared to in the suburbs where there is a lot of land available. When it comes to building a Luxury Custom Home, the path may be more difficult than they first thought.

Why building a luxury Custom Home in Minnesota may not be for you!

There is a lot of going on when it comes to building a Custom Luxury Home and even through I have worked with some of the Best Custom Home Builders in the Twin Cities MN and have seen them do an amazing job handling every question and every problem, it is still a lot more time and effort on both parties to build a custom luxury home than just finding one. Some clients want only a new home and some want a deal.

That being said, why would you not want to build your Dream Custom Home if you have the time, the money, and the passion to do so. Custom luxury homes are amazing because typically the buyer and the builder can use their imagination to come up with a Custom Luxury Home that is both something that has never be built before, but also has all the amazing technology and custom features that your family needs.

The reason for not building a Custom Luxury House in Minnesota are typically reason but not limited to.

  1. Lack of patience and Time To Build. Building a Custom Luxury Home can take anywhere from 8 to 16 months. One Builder I knew did it in 6 months, but that is rare. Luxury Home Buyers either are managing a lot of stuff in their day or just choose to focus on making less decisions. When you build a Custom Luxury, there is still a lot of decisions even if you use one of the builders previous built plans. Some Luxury Home Buyers want to find a Luxury Home, Negotiate on Price, resolve inspection issues and move in. Quick ease and a lot less decisions.
  2. Value. I have worked with and are friends with several wealthy people and what people that don’t spend a lot of time around these people don’t understand is that they know more about the value of dollar than anyone I know. Some clients have humble beginnings where there wasn’t a lot of money. They may have also had many people have tried to take advantage of them since they believe that wealthy people just have money to throw around. A wealthy and wise person has no problem spending money, as long as they can justify the value. That value typically has be qualified and quantified. They can still get value out of Building a Custom Luxury Home because they will be getting what they want compared to price. For others it is how do I take something that someone else is selling for a lessor price and make it my own by improving it.
  3. Wanting to Win. Most Luxury Home Buyers are very good at winning. They thrive on it since they wouldn’t be where they are, without some kind of winning mentality. There is not a lot of negotiation when it comes to Building a Luxury Custom Home. Depending on the Luxury Buyer, they love the challenge of finding a Luxury Home that meets a percentage of their needs, then negotiating a fair price on the home. This process can take years depending on the Luxury Buyer and their strategy.

This is great since when I have sold homes for as long as I have, even through it is always exciting helping any home buyer in any price bracket, helping a luxury home buyer or helping client build their Custom Dream Home is truly a test of my abilities and I love it since being good at what I do is fulfilling.

Steps to Building the perfect Custom Dream Home in Minnesota:

(The order of these maybe different for you)

  1. Take personal reflection time on what area of the Twin Cities you want to live in and where is best for you and your family. You may have to go into the office or you maybe able to work from home. You may need quick access to the airport or maybe you want to be on the lake all day. Life is shorter than we know and spending time in traffic regardless of where we are going is a waste of time that could be used in better ways.
  2. What are the important things to have in a home. Is a lake front or river front important. Is having a lot of land for privacy or do you plan on having horses something that your interested in. Do want to be in the city where the night life is or out in country where time seems to stand still. Does the school district matter? Does the amount of time to drive your kids to school matter. All these questions need to be brainstormed, reflected on and organized in importance.
  3. Go on the parade of Homes or Luxury home tours. Meet all the builders. Talk to them and ask them every question. Do your homework on how long they have been business, what kind of Custom Homes they have built and see what your gut feels about them.
  4. Start your land search. This can be done by driving around or matching up with a Realtor. Once you have found the piece of land your interested in, find out all the information you can about soil type, what can be built there depending on city offset limits or township acreage requirements. Is there water, gas and electric run to the area or do you have to look into geothermal and solar options.

This is not even scratching the surface of how detailed some of our clients have gone and depending on how you are, will depend on how much detailed we need to be with you.

Do you need a Real Estate Agent to Build a Custom Home?

The answer is no. Several Custom Home Builders can buy the land for you as long as your pre-approved for the land and Custom Home amount. You can also go directly to the list agent of the land in Minnesota and they can be the represent on both sides of the transaction but their abilities become limited since their more of the middle man at that point.

You can also just use a Real estate agent to buy just the land. Some Real estate agents may expect to be paid on the build as well and this is where setting up front expectations with you, the builder and Real estate agent is key. Even through many Builders will pay the Real estate agents commission, since the Real estate agent involvement is dependent on how much you want them to be involved. When we work with Custom Luxury Home Builders and a client, we like to be there for them as they build their Custom home. Custom Luxury Home Builder is very good at Building Custom Luxury Homes. A Luxury Home real estate agents, is very good at both helping buyers either build or buy a home and also sell the Custom Luxury Home. That being said, even through a Geodeci Dome Home is very cool and maybe what you want, their very hard to sell. We think that even through it is your Custom Home Dream Home your building, you may want outside input saying “You want to build a 10,000 Sqft house with only 3 bedrooms, that will be harder to sell than 6 Bedrooms since families are growing” or what is even worse is overbuilding for an area. A 5 Million dollar house is hard to sell in area that only traditional has top sales of 2 million.
