<p>This week is a perfect example of what’s happening across the east metro:</p>



<p>A lot of homeowners are staying put because if they have a <strong>sub-4% (or even sub-3%) interest rate</strong>, they’re not eager to trade that for today’s higher payment — unless they <em>have</em> to move.</p>



<p>So the market stays tight not because demand vanished, but because <strong>supply is being held back by rate lock-in</strong>.</p>

<p>For the first week of March, Lake Elmo saw:</p>

<h3 class="wp-block-heading">Where They’re Showing Up</h3>



<p>Most of this week’s activity clustered around:</p>



<ul class="wp-block-list">
<li>the <strong>Lake Elmo Airport</strong> area</li>



<li>and nearby pockets leading toward <strong>West Lakeland</strong> (which is known for larger lots, more space, and more luxury-style properties)</li>
</ul>



<h3 class="wp-block-heading">New Construction Is Still Driving the Higher End</h3>



<p>Out of the three actives:</p>



<ul class="wp-block-list">
<li><strong>2 were new construction</strong></li>



<li>one stood out around the <strong>$1.3M</strong> range and was <strong>under construction</strong></li>
</ul>



<p>That’s a reminder that even when resale inventory is thin, builders are still trying to move the last phase of subdivisions and keep momentum going.</p>

<h2 class="wp-block-heading has-text-align-center">What Went Pending Last Week: 2 Homes Under Contract</h2>



<p>Last week, there were:</p>

<h3 class="wp-block-heading">Pending Highlights</h3>

<li><strong>New construction pending around $560K</strong></li>



<li>Another pending around <strong>$564K</strong>, a <strong>2016 build</strong> around <strong>2,200 sq ft</strong> (one-and-a-half-story style)</li>
</ul>



<p>So yes — even with low inventory, buyers are still making moves in Lake Elmo, especially in that mid-$500K range.</p>

<p>One of the biggest themes you called out is how builders are getting deals done right now:</p>

<li>offering <strong>rate buydowns</strong> to reduce the buyer’s monthly payment</li>



<li>contributing <strong>closing costs</strong></li>



<li>using incentives that help buyers qualify without forcing big price cuts</li>
</ul>



<p>The goal for builders is simple:<br><img src="https://s.w.org/images/core/emoji/17.0.2/72x72/2705.png" alt="✅" class="wp-smiley" style="height: 1em; max-height: 1em;" /> keep the headline price strong while still making the monthly payment feel doable.</p>



<p>If you’re buying new construction right now, your best play is to push for:</p>



<ul class="wp-block-list">
<li>the <strong>lowest rate buydown</strong> you can get</li>



<li>and/or <strong>price reductions</strong> plus credits (depending on what the builder will do)</li>
</ul>

<h2 class="wp-block-heading has-text-align-center">HOA / Association Fees: The “Hidden Payment” Buyers Must Watch</h2>



<p>Even in Lake Elmo, some of these newer-build neighborhoods come with association fees.</p>



<p>You checked one example and saw:</p>

<li>how reserves are managed</li>



<li>and how the association adjusts costs as the neighborhood matures</li>
</ul>



<p>So when comparing new construction vs resale, don’t compare price only—compare the full monthly payment:<br><strong>mortgage + taxes + HOA + insurance</strong>.</p>

<li>but you don’t believe this resembles 2008 because we <strong>don’t have the same oversupply</strong> of homes sitting everywhere</li>
</ul>

<p>You also mentioned policy changes aimed at corporate buying affecting housing demand; regardless of how that evolves, the near-term Lake Elmo story is still mainly about <strong>inventory and interest rates</strong>.</p>

<p>All right guys — in this update we’re breaking down the<a href="https://woodburyrealestategroup.com/neighborhoods-in-lake-elmo-minnesota/" data-wpel-link="internal" target="_blank" rel="follow noopener noreferrer"> <strong>Lake Elmo real estate market</strong></a><strong> for February</strong>: what sold, what hit the market, what went pending, and what that tells us about where Lake Elmo is heading.</p>



<p>If you’re not familiar with the area, Lake Elmo can feel a little confusing on a map because it includes a mix of <strong>older homes, brand-new construction, the Lake Elmo Reserve area</strong>, and pockets near <strong>Manning</strong> and the <strong>small airport</strong>. You also have nearby communities like <strong>Bayport, Stillwater, Grant, Hudson</strong>, and then Woodbury/Cottage Grove/Afton just south of it.</p>

<p>You’ll see:</p>

<li><strong>Older single-level and split-entry homes</strong> on larger lots</li>



<li><strong>New construction corridors</strong> (especially newer builds clustered in certain pockets)</li>



<li>A lot of <strong>custom homes</strong>, which makes pricing harder to pin down than places like Woodbury or Cottage Grove where there are more repeatable “spec-built” models</li>
</ul>



<p>That custom factor matters because it affects comps and price strategy.</p>

<p>In February, there were <strong>about 13 closed sales</strong>.</p>



<h3 class="wp-block-heading">Closed Price Range (February)</h3>



<ul class="wp-block-list">
<li>Roughly <strong>$386,000 on the low end</strong></li>



<li>Up to around <strong>$910,000 on the high end</strong></li>



<li>Many of the sales trend into the <strong>$460,000+</strong> range as you move beyond older homes</li>
</ul>



<p>One of the lower-priced closings around <strong>$386K</strong> stood out because:</p>



<ul class="wp-block-list">
<li>it was a <strong>single-level</strong> home</li>



<li><strong>vacant</strong></li>



<li>on about <strong>1 acre</strong></li>
</ul>



<p>That kind of property often triggers the question: <em>is someone buying it as-is, updating it, or tearing it down for the lot?</em> In <a href="https://woodburyrealestategroup.com/category/neighborhoods-in-lake-elmo-minnesota-market-update/" data-wpel-link="internal" target="_blank" rel="follow noopener noreferrer">Lake Elmo</a>, that’s not uncommon because the land itself can carry a lot of value.</p>



<p>There were also examples of homes that looked like:</p>

<li>upgraded ramblers</li>



<li>flips that were remodeled and brought back to market with improved finishes</li>
</ul>

<h2 class="wp-block-heading has-text-align-center">New Construction Dominates the “Recent Data”</h2>



<p>A big pattern in Lake Elmo right now:</p>



<p>A large portion of the recent activity involves newer builds — many around <strong>2025</strong>.</p>



<p>That creates a challenge for sellers (and even buyers trying to price correctly):</p>

<li>now rates are starting to come down again, and activity is picking back up</li>

<p>In February, there were <strong>about 14 new listings</strong> that came on the market.</p>

<li>Roughly <strong>$439,000 up to $1,000,000+</strong></li>



<li>New construction is still showing up at the top end
<ul class="wp-block-list">
<li>including listings around <strong>$1.2M</strong></li>
</ul>
</li>
</ul>



<p>There were also some standout “wow” listings — like homes that appear to be <strong>on or near water</strong>.</p>



<p>One interesting note: true “on-the-lake” properties can be rare in this area because a lot of local lakes have paths/roads between homes and the shoreline, and only a small number may be grandfathered into direct lake frontage.</p>

<h2 class="wp-block-heading has-text-align-center">Pending Sales: Buyers Are Still Moving</h2>



<p>Pending activity stayed strong.</p>

<p>One pending luxury example stood out as a “golf course living” property:</p>

<li>around <strong>$11,000/year in taxes</strong></li>



<li>with an HOA/association around <strong>$215/month</strong></li>
</ul>



<p>That’s a great example of how lifestyle properties in Lake Elmo can carry ongoing costs (taxes + association dues) that buyers need to account for beyond just the list price.</p>

<p>The biggest takeaway for sellers:</p>



<p>Lake Elmo is <strong>more difficult to price</strong> than Woodbury or Cottage Grove because:</p>



<ul class="wp-block-list">
<li>Lake Elmo has a higher concentration of <strong>custom homes</strong></li>



<li>Woodbury/Cottage Grove have more “repeat model” neighborhoods (spec builds), especially from builders like PY in the 2003–2010 era</li>



<li>Spec-built homes are easier to compare “apples to apples”</li>



<li>Custom homes require more property-by-property valuation (lot, location, finishes, layout, views, extras)</li>
</ul>



<p>So the strategy becomes less about broad averages and more about:</p>
