<p>All right — in this video we’re doing the <strong>monthly market update for Stillwater, Minnesota</strong>, focused specifically on what happened in <strong>February</strong>.</p>



<p>One quick note before we get into the numbers: this update is looking at <strong>what came active in February</strong> (not <em>everything</em> currently for sale in <a href="https://woodburyrealestategroup.com/neighborhoods-in-stillwater-minnesota/" data-wpel-link="internal" target="_blank" rel="follow noopener noreferrer">Stillwater)</a>. And for this one, I’m focusing on <strong>single-family homes</strong> — I’ll do a separate breakdown on townhomes later.</p>

<h2 class="wp-block-heading has-text-align-center">February New Listings (Single-Family): Only 5 Actives</h2>



<p>For February, Stillwater showed <strong>14 total listings</strong> across different statuses (active, active under inspection, statutory rescission, etc.). But once we filter down to <strong>single-family homes that came active in February</strong>, we’re looking at:</p>

<h3 class="wp-block-heading">Price Range (New February Actives)</h3>



<ul class="wp-block-list">
<li>roughly <strong>$450,000 to $1.1 million</strong></li>
</ul>



<p>And here’s the interesting pattern:</p>



<p><strong>Every property under $700,000 had some kind of contingency</strong> (meaning it was already effectively tied up in some way — under inspection, contingent, statutory rescission, etc.).</p>



<p>That’s a big signal that in<a href="https://woodburyrealestategroup.com/category/neighborhoods-in-stillwater-minnesota-market-update/" data-wpel-link="internal" target="_blank" rel="follow noopener noreferrer"> Stillwater</a>:</p>



<ul class="wp-block-list">
<li>the “under $700K” band can move quickly</li>



<li>and clean, available inventory in that range is tight</li>
</ul>

<h2 class="wp-block-heading has-text-align-center">Why Stillwater Pricing Can Feel “High” Compared to Afton</h2>



<p>There was also a good comparison made in the video:</p>



<ul class="wp-block-list">
<li>In <strong>Afton</strong>, you can often get <strong>5 to 10 acres</strong> when you’re spending over $1M</li>



<li>In <strong>Stillwater</strong>, you might see a $1.1M listing sitting on something like <strong>0.23 acres</strong> — and the value is often tied to <strong>location</strong>, especially if it’s near <strong>downtown</strong> or has historic charm</li>
</ul>



<p>So the “value” equation is different:</p>

<li>Afton = land + privacy + estate living</li>



<li>Stillwater = charm + walkability + historic homes + scenery + lifestyle</li>
</ul>

<li>Likely <strong>downtown or close to downtown</strong> (based on how it was described)</li>



<li>About <strong>19 days on market</strong> during the snapshot</li>
</ul>



<h3 class="wp-block-heading">Around $950K</h3>



<ul class="wp-block-list">
<li>Nearly <strong>5,000 sq ft</strong></li>



<li>About <strong>2.5 acres</strong></li>



<li><strong>Custom</strong>, older home but remodeled/updated</li>



<li>Around <strong>$6,000 in taxes</strong>, which is solid for that price point

<li>(Afton can climb higher in taxes at that price range, but you often get more acreage)</li>
</ul>
</li>
</ul>

<p>When we switch to pending, Stillwater shows a wide spread:</p>

<p>This range is exactly why I like doing these updates — Stillwater can be all over the map because <strong>everything is different</strong> property-to-property.</p>



<h3 class="wp-block-heading">Example: $1.2M Pending (Acreage + Classic Features)</h3>



<ul class="wp-block-list">
<li><strong>5 acres</strong></li>



<li>taxes around <strong>$11,000</strong></li>



<li>big “classic” layout with a two-story great room, fireplace, and large rooms</li>



<li>outdated finishes in spots (kitchen/bath choices), but clearly a property someone felt was worth taking on</li>
</ul>



<h3 class="wp-block-heading">Example: $334,900 Pending (Opportunity Property)</h3>



<ul class="wp-block-list">
<li>2 bed / 2 bath</li>



<li>small garage situation (1 car)</li>



<li>plenty of room to add value through improvements</li>



<li>likely close to downtown or in a desirable pocket where location supports a future upside</li>
</ul>



<p>That’s the investor mindset angle: some Stillwater properties can be improved and repositioned significantly.</p>

<p>Looking at closed sales (roughly the last 30 days), there were:</p>

<p>And the range went from entry-level rehabs all the way to ultra-high-end.</p>



<h3 class="wp-block-heading">The Attention Grabber: $2.5M New Construction</h3>



<ul class="wp-block-list">
<li>brand new construction (or “to be built” with representative photos)</li>



<li>included high-end features like:
<ul class="wp-block-list">
<li><strong>indoor sport court</strong></li>



<li><strong>golf simulator</strong></li>
</ul>
</li>



<li>built by <strong>Hanson Builders</strong>
<ul class="wp-block-list">
<li>and you gave them a strong endorsement based on your experience seeing their work across the Twin Cities</li>
</ul>
</li>
</ul>



<p>That’s a big headline: Stillwater is seeing high-end luxury new construction that competes with luxury markets elsewhere.</p>



<h3 class="wp-block-heading">The Rehab Angle: 1878 Home Around $299K</h3>



<ul class="wp-block-list">
<li>older historic property</li>



<li>needed work (foundation concerns mentioned)</li>



<li>but it’s an example that there’s still “deal hunting” potential — with the right budget and risk tolerance</li>
</ul>

<h2 class="wp-block-heading has-text-align-center">Stillwater Home Styles: What Buyers Are Paying For</h2>



<p>A big chunk of Stillwater inventory is made up of classic Minnesota staples:</p>

<li><strong>older ramblers</strong></li>



<li><strong>split entries</strong> (often 1990s builds)</li>



<li>historic homes (late 1800s / early 1900s)</li>



<li>newer builds sprinkled in at higher price points</li>
</ul>



<p>You called out one of the common split-entry complaints that many buyers agree with:</p>



<ul class="wp-block-list">
<li>not enough entry space for a boot bench / proper drop zone<br>(Newer designs do this better.)</li>
</ul>

<p>One practical insight from the video:</p>



<p>If Stillwater is your dream lifestyle, great — it’s hard to beat.</p>



<p>But if you love the home style and price point and you’re flexible on address, you might be able to get:</p>



<ul class="wp-block-list">
<li>a similar house nearby (like <strong>Cottage Grove</strong>)</li>



<li>potentially with a different school district outcome (including East Ridge in certain pockets)</li>



<li>often <strong>for less money</strong> than a comparable Stillwater home</li>
</ul>



<p>Same idea with Woodbury comparisons:</p>



<ul class="wp-block-list">
<li>Woodbury lots tend to be smaller</li>



<li>Cottage Grove often has bigger lots</li>



<li>Stillwater commands a lifestyle premium (downtown, restaurants, scenery, historic character)</li>
</ul>

<p>Stillwater in February showed three big things:</p>

<li><strong>Under $700K inventory is tight</strong> and tends to get tied up with contingencies fast</li>



<li>Stillwater has a <strong>massive range</strong>, from value-add older homes to <strong>$2.5M luxury new construction</strong></li>



<li>Buyers pay for Stillwater’s lifestyle — but if budget is tight, comparing to nearby markets (Cottage Grove/Woodbury border areas) can open up options</li>
</ol>
